Leasing Fee Guarantee:
We guarantee that you will NEVER have to pay 2 full leasing fees in the same 12-month period. With the exception of a federal military relocation and/or any other early termination clause required by the state which is out of our control, we guarantee your tenant will stay 12 months, or we will find a replacement at pro-rated cost.
If a tenant breaks their lease before the first term is up, a new tenant will be secured and the leasing fee will be pro-rated.
For example, if a leasing fee of $700 was paid and the tenant breaks the lease with three months left, the leasing fee for securing the next tenant will be the normal fee less $175.00. Calculation - $700/12=$58.33 X 3=$175.
This excludes a tenant buying out of their lease before the first term is up. This further excludes tenants that SOTO inherited.
